Director of Site Selection (Midwest Region - Wisconsin)

The Director of Site Selection will play a pivotal role in identifying, evaluating, and acquiring strategic land parcels for our build-for-rent multifamily development projects. This position requires a seasoned professional with a strong background in multifamily commercial real estate, market analysis, negotiation, and relationship management. The successful candidate will be responsible for sourcing and securing land opportunities that align with the company's growth objectives and vision.

ESSENTIAL FUNCTIONS:

  • Market Analysis
    • Conduct thorough market research to identify potential land opportunities and market trends.
    • Analyze demographic, economic, and zoning data to assess the feasibility and potential risks associated with land acquisitions.
  • Site Identification
    • Proactively identify and evaluate potential land parcels that align with the company's strategic goals and development criteria.
    • Collaborate with internal teams, including architects, engineers, and legal professionals, to assess site suitability.
  • Due Diligence
    • Coordinate with development and finance teams on due diligence processes, including environmental assessments, zoning investigations, and title reviews.
    • Work closely with development and financial teams to ensure all regulatory and legal requirements are met during the acquisition process.
  • Negotiation and Deal Structuring
    • Negotiate with landowners, developers, and brokers to secure favorable terms and pricing for land acquisitions.
    • Collaborate with site selection team to structure deals that align with the company's financial goals and risk tolerance.
  • Relationship Management
    • Cultivate and maintain strong relationships with landowners, brokers, and other key stakeholders in the real estate community.
    • Represent the company in a professional manner during negotiations and industry events.
  • Financial Analysis
    • Develop detailed financial models to evaluate the feasibility and profitability of potential land acquisitions.
    • Provide input on pricing strategy and financial terms during the acquisition process.

EDUCATION AND EXPERIENCE:

  • Bachelor's degree in Real Estate, Business, Finance, or related field
  • Proven experience in land acquisition and real estate development.
  • Strong understanding of market trends, zoning regulations, and land use policies.
  • Exceptional negotiation and deal structuring skills.
  • Proficient in financial analysis and modeling.
  • Excellent communication and interpersonal skills.
  • Ability to work collaboratively in a fast-paced, dynamic environment.
