Leasing Consultant

Department: Residential Operations
Location: Ocala, FL

The LEASING CONSULTANT is responsible for all operations entitled with leasing suites and achieving a high level of occupancy. The Leasing Consultant must maintain a professional and enthusiastic attitude in all areas of resident services. Responsibilities included, but not limited to, sales, all administrative operations of property management and resident services.

JOB FUNCTIONS

1.) Answer leasing calls and set appointments with prospective residents.

2.) Tour the property with prospective residents, initiate effective sales presentations, and close on leasing suites.

3.) Perform timely prospect follow up by utilizing creative marketing strategies (i.e. phone and email calls, thank you notes, and promotional materials).

4.) Prepare applications and leases; verify employment and residency information on application

5.) Compile move-in information and insure proper flow to appropriate parties. Administer orientation to new residents and assist with the move in process.

6.) Conduct all business in accordance with Company policies and procedures, including Fair Housing and other laws pertaining to multi family living.

7.) Participate and suggest sales promotions to increase occupancy. Attend educational meetings and seminars when available.

8.) Communicate with residents in a professional manner, always making resident the priority.

9.) Promote a high level of resident retention by establishing rapport with residents through a company contact programs, newsletters, resident appreciation programs, and resident oriented approach to serve.

10.) Work as a team member with the Property Manager and Director of Operations in analyzing competitive advertisements, promotions and pricing; using this information to design marketing and advertising plans for the property.

11.) Process work order requests called into the office.

12.) Prepare Daily Activity Reports and submit to corporate office.

13.) Maintain a comprehensive filing system of resident leases, correspondence and records in conforming to management requirements.

14.) Adhere to all directives of the Assistant Property Manager, Property Manager and Director of Operations of the Management Company.

15.) Participate in meetings, programs, and seminars relating to property management and laws governing apartments

16.) Perform all other duties as assigned.
