QUALIFICATIONS:
Must have experience managing multi-trade workforce and maintenance force
Must possess excellent communication skills
Must be able to identify and direct the repair , reconstruction, maintenance and operation of all aspects of multiuse retail and commercial facility
REPORTS TO: Sr. Vice President of Commercial Operations
RESPONSIBILITIES:
The Director of Operations is charged with the day-to-day implementation of those policies, procedures and programs that will assure a well-managed, well-maintained facility, placing maximum emphasis on positive response to the concerns and needs of the tenants, environmental health and safety, and quality programs, in coordination and conjunction with the Owners goals and objectives.
The Director of Operations is charged with the management of all maintenance programs relating to the interior and exterior conditions and appearance of the properties.
The Director of Operations is responsible, at all times, for a positive and prompt response to requests from building tenants and for the implementation of ongoing contract programs to constantly assess tenant needs and to assure problems are being solved promptly and to the mutual benefit of the tenant and the properties.
Responsible for the selection of contract services, vendor negotiation of service agreements and day-to-day monitoring of vendor performance to assure full compliance with standards established with the service agreement
Shall develop and administer the Property Operating Plan and Budget for the property
Shall be responsible for the collection, analysis and reporting of such statistical data as may be required to provide accurate and current assessment of facility management objectives.
The Director of Operations is responsible for ongoing communications with the Owners Representative of the properties and the appropriate Corporate Controller.
The Director of Operations shall maintain a positive image of himself/herself, to property, Company, and the client at all times in the community. The Director of Operations shall strive to attend and participate in outside or in-house activities, meetings, organizations, regulatory agencies to enhance this image.
Participates in continuing education programs and in-house meeting and training sessions. Responsible for on-the-job training activities for subordinates and trainees to assure proper training programs are being implemented, and to assess the progress of the individuals involved.

Manage the third party utility billing of tenants and residents

Training-Obtain and keep current CPR, First Aid and AED Certification
Employee Relations
Infrastructure management and maintenance
Utility management and coordination for the purpose of connection points and distribution within structures and throughout the property
Become familiar with tenant leases and work with corporate lease administrator to assure compliance both on the part of the tenant and facility manager.
Maintain relationship with local Building and Engineering officials to assure that all construction projects whether by tenant or facility are inspected and meet code requirements to assure the integrity of the property is maintained.
Work with corporate tenant coordinator during tenant build-outs and renovations to assure that structural integrity is maintained.
Create and maintain a current working list of contractors that are approved to work at the facility based on past performance and satisfaction.
Process and approve all purchase and purchase orders of all subordinates to assure proper account coding and budgeting
Manage and process purchase orders for operations purchases
Manage and process all utility billing and sub metering and billing back to tenants
Coordinate tenant move-ins, move-outs and tenants build-outs which will include coordination of utility connections.
Biannual tenant and storefront review and notification to maintain the appearance and integrity of the structure
The Director of Operations will assume any additional duties and responsibilities as delegated by the Sr. Vice President of Commercial Operations
