Job Summary:
The Director of Facilities and Maintenance leads and optimizes maintenance operations across our residential portfolio, ensuring communities are safe, well-maintained, and compliant. This role combines hands-on leadership and strategic oversight to drive preventive maintenance, manage capital projects, and support the transition of new developments into operations.
Essential Functions:
Regional Maintenance Leadership & Operational Oversight
- Provide strategic leadership for maintenance operations across all residential communities.
- Develop and implement preventive maintenance programs to promote asset longevity and operational efficiency.
- Conduct regular property audits to identify risks, ensure code compliance, and maintain quality standards.
- Lead CMMS platform adoption and usage, driving compliance and recommending system enhancements for tracking and performance.
- Collaborate with the Development team during property handoffs, including punch walks and transition planning to ensure operational readiness.
Capital Planning, Vendor Management & Risk Mitigation
- Coordinate and oversee capital improvement projects to ensure timely, budget-aligned execution.
- Manage vendor relationships including contract negotiation, performance evaluations, and service quality oversight.
- Align procurement and project execution with internal planning objectives and compliance requirements.
- Enforce safety protocols, support disaster preparedness, and ensure full compliance with all relevant building codes and regulations.
- Manage warranty claims for newly developed assets, including both short- and long-term obligations.
Team Development, Training & Performance Management
- Lead regional onboarding and ongoing training for maintenance supervisors and technicians.
- Foster a high-performing, safety-focused culture by providing hands-on support and clear performance expectations.
- Track and report on key operational metrics including maintenance response times, turnover timelines, and energy efficiency.
- Support long-term capital budgeting and maintenance planning to safeguard asset value and drive continuous improvement.

- Perform other duties as assigned by the supervisor.
Skills and Experience:
- 7+ years of progressive experience in residential or multifamily maintenance leadership
- Proven success managing multiple sites or leading a regional team
- Strong knowledge of building systems, facility operations, and maintenance best practices
- Proficient in CMMS platforms (e.g., MRI, Yardi, SightPlan, OneSite)
- Experience in construction handoffs, punch walks, and warranty management is preferred
- Budgeting, project management, and capex planning expertise
- EPA or HVAC certification required; OSHA certification preferred
- Bilingual (English/Spanish) a plus
