Community Manager

Department: Stark Living
Location: Summerfield, FL

Job Summary:

The Community/Property Manager oversees all phases of property operations, including leasing, resident retention, maintenance, budgeting, and staff management. This role ensures the property remains in excellent physical condition, achieves financial goals, and provides exceptional resident experiences. The manager must balance daily operations, strategic planning, and team leadership to maintain a well-functioning, profitable property.


Essential Functions:

Leadership and Team Management:

  • Act as a role model, demonstrating core values and effective leadership.
  • Supervise, motivate, and develop team members to meet performance goals.
  • Assess training needs and ensure team members understand systems and policies.
  • Approve applications, leases, and renewals.
  • Coordinate staff schedules for maintenance and emergency coverage.
  • Conduct regular team meetings to align on property goals and performance.

Property Operations and Maintenance:

  • Oversee all physical aspects of the property, ensuring safety, cleanliness, and curb appeal.
  • Conduct regular property inspections and coordinate necessary repairs.
  • Supervise maintenance teams to ensure timely work order completion and resident satisfaction.
  • Manage vendor relationships, including bid reviews and contract oversight.
  • Ensure compliance with company policies and relevant housing regulations.

Financial Management:

  • Monitor occupancy and revenue goals, adjusting strategies as needed.
  • Prepare annual budgets and financial forecasts based on market data.
  • Approve purchase orders, process vendor invoices, and manage expense controls.
  • Track financial performance, review variance reports, and adjust operations accordingly.

Resident Relations and Customer Service:

  • Create positive resident experiences to maximize retention.
  • Respond promptly to resident inquiries, requests, and complaints.
  • Plan and promote resident events to enhance community engagement.
  • Proactively interact with residents to improve service and satisfaction.

Marketing and Leasing:

  • Partner with marketing teams to develop and execute leasing strategies.
  • Monitor market trends and adjust pricing strategies as needed.
  • Ensure consistent branding and marketing message across all platforms.
  • Support leasing agents in achieving occupancy and revenue targets.

Administrative and Compliance:

  • Conduct business in accordance with company policies and all applicable laws.
  • Report accidents and incidents to corporate immediately and prepare proper documentation.
  • Attend meetings, training, and seminars related to property management and compliance.

Other:

  • Perform other duties as assigned by the supervisor.

Skills and Experience:

  • High school diploma or equivalent; bachelor’s degree preferred.
  • 5+ years of property management experience; management experience required.
  • Strong financial acumen and budgeting skills.
  • Excellent organizational, communication, and leadership abilities.
  • Knowledge of Fair Housing laws and property management software
