Lead Superintendent

Department: Arbor Construction
Location: Gretna, NE

The Construction Superintendent oversees and coordinates all daily on-site construction activities to ensure projects are completed safely, on schedule, and in accordance with approved plans, specifications, and industry standards. This role supervises field staff and subcontractors, maintains comprehensive project documentation, and supports successful project delivery from contract award through final completion. The Construction Superintendent works closely with the Project Manager and cross-functional teams to resolve issues, ensure quality control, and uphold company standards.


Essential Functions:

Construction Oversight & Field Management

  • Supervise and direct day-to-day field operations, including subcontractors, labor, and vendors.
  • Review, interpret, and redline project drawings to ensure accuracy and constructability.
  • Monitor progress to ensure adherence to project schedules, plans, specifications, and quality standards.
  • Coordinate site logistics, deliveries, material staging, and contractor sequencing.

Documentation, Reporting & Issue Resolution

  • Maintain detailed daily field reports, including labor, work performed, progress updates, site conditions, and delays.
  • Identify and resolve issues related to subcontractors, vendors, suppliers, materials, and field conditions.
  • Prepare and submit Requests for Information (RFIs) as needed to clarify project requirements.
  • Document redlines, changes, and field adjustments clearly and accurately.

Inspections, Compliance & Safety

  • Interact with inspectors, schedule inspections, and obtain required approvals throughout the construction process.
  • Enforce strict compliance with safety guidelines, OSHA regulations, and company safety policies.
  • Conduct regular safety meetings, site walks, and hazard assessments to ensure a safe jobsite.

Cross-Functional Coordination

  • Collaborate closely with the Project Manager to support planning, procurement, budgeting, and scheduling efforts.
  • Communicate effectively with internal teams, subcontractors, design professionals, and owners.
  • Participate in project meetings and contribute to problem-solving discussions and schedule updates.

Skills and Experience:

  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
  • Minimum 7+ years of residential construction experience, with a strong preference for recent ground-up or remodel project supervision.
  • Thorough understanding of residential construction methods, schedule coordination, inspections, and field operations.
  • Ability to read, interpret, and redline construction plans and specifications.
  • Strong computer proficiency, including experience with project management platforms, scheduling tools, and Microsoft Office Suite.
  • Excellent leadership, problem-solving, communication, and organizational skills.
  • Ability to work in outdoor environments and perform physical tasks such as walking, climbing, and lifting up to 35 pounds as required.

  • Understands residential construction processes, sequencing, safety requirements, and risk factors.
  • Anticipates issues, identifies practical solutions, and escalates concerns when necessary.
  • Communicates clearly across teams, inspectors, vendors, and project stakeholders.
  • Maintains thorough documentation, attention to detail, and commitment to quality and safety.

  • Decision Making Authority: The Construction Superintendent is authorized to direct daily field operations, supervise subcontractors, coordinate inspections, and implement safety practices. Major schedule changes, budget impacts, or design modifications require approval from the Project Manager or executive leadership.
